A Queens Co-OP Replaces The Windows With Ease Thanks To A Two-In-One Contractor

The Forest Hills Chateau is not really a Chateau nor is it actually in Forest Hills, but that hasn’t stopped purchasers from buying into the attractive 189 unit property, built in the 1960’s. The redbrick facade is clean and the building is on a tree-lined street with easy access, and reasonable sales prices (two recent sales were for $142,000 and $127,000).

Oh yes, and they have new windows.

Hurricane damage leads to waterproofing project. The new windows came about because of hurricane Irene, which struck in August 2011. damage from the storm led the seven- member board to institute a waterproofing program for the entire building. In 2013 after the waterproofing was in place there were still leaks.

There was a major house-cleaning at the Clinton Hill Cooperative in January 2016. The 16-member board, which includes seven sponsor-backed members, got an infusion of new blood. And after years of mismanagement, a new management company, Charles H. Greenthal/MGRE, was brought in. The new board members promptly discovered they had inherited some pounding headaches.

First, the heating systems in the 1,200-unit co-op’s 12 brick towers were in such abysmal shape that they were wasting $200,000 a year. Second, staff payroll was out of control. And third, the bids that the former board had received for replacing all 7,000 of the co-op’s windows were, to put it kindly, a mess.
